Hello! Do you love privacy and sunshine, and can you live with artists and musicians? This is a very large, upstairs room that we have been renting out as an Airbnb.
We are looking for the right, super groovy and financially stable person to move in full-time -- the room is available now! THE ROOM: The Queen Suite is like two rooms.
One side features a large comfy queen bed, with an uplifting color palette, and artwork.
Currently, the room is furnished, but all or some can be removed to accommodate your needs.
Four large south-east-facing windows allow tons of light in the morning and afternoon.
The ensuite bath features a shower over tub that is being finished in black and white checkered vinyl -- only half done at this time.
I just got more vinyl and hope to finish it this week.
At the other end of the suite is a living room area currently with futon sofa that folds out to a double bed, mini-fridge, microwave, electric kettle, French press, and toaster.

The room has no real closet --a rolling clothing rack set between two big mirrors -- perfect to showcase your wardrobe and TikTok? We could also add more hanging area under or next to the built-in bookshelf on the "cubby wall" in the sitting room area.
Several cute dressers are available.
FREE WASHER and DRYER: Located on the landing outside your room.
It is shared with a very nice, chill young man (J.
) who is renting the other suite across the hallway from your suite.
(We have another washer and dryer in the basement that we use.
) PARKING: Easy and ample street parking -- southern facing so the snow melts in on our cars and in the front yard very quickly.
HOMEOWNERS: Elizabeth is a licensed massage therapist who works out of a room downstairs.
Eric is also a woodworker and has done all the floors and steam-punk elements in the house.
We like to sing together as well -- we call ourselves a torchpunk band with a bossanova beat.
We are weird -- in a super good way -- you'll find much love and acceptance here.
TERMS: If you've read this far, maybe you're intrigued.
We are looking for a person who resonates with what we've shown here and someone who has a steady work history and decent credit report.
In addition to the monthly rent, we are asking for a fully refundable (if all is left in good condition) deposit equal to half the monthly rent.
We are happy to start with a 3-month lease in order to see if we all like each other -- and then month to month after that.
UTILITIES: They run approximately $68 - $128 a month per person, depending on the season.
Includes high-speed wifi, heat, AC, water, and garbage.
I put the expenses in a shared spreadsheet every month.
It has been working out for J.
to pay those on the 15th of the month.
Here is what it looked like from Jan 2023 to Aug 2023.
(We take the total and divide by 4 ppl.
Sadly, energy is expensive.
We have solar panels so that helps out in the summer with electricity.
In the winter months this year, we can try using electric heat more -- we have an oil radiator in your suite -- and that should keep the gas bill reasonable.

13 COOKING: Your suite is self-sufficient for small meals.
And we can add an inductive hotplate if you're interested.
Downstairs is a full kitchen you are welcome to use for cooking larger meals or baking.
In the summer we grill on the back patio.
J.
has been with us for 8 months and pays me $200 monthly for 5 home-cooked meals a week.
If you're interested, you can join the meal plan or not, or join in the cooking, or not -- we can talk about it -- what works for you? For now, Elizabeth is content to do the majority of cooking -- we'll see how that continues.
We do eat meat -- mostly chicken, fish, and London broil.
Lots and lots of salads and veges.
Curries and Jasmine rice.
PETS: We have cats in this house.
Kona, the Killer Queen is our Russian Blue who lives with us in the downstairs and basement part of the house.
You may see her leave the house to climb trees.
She's friendly if you want it, but will leave you totally alone if you're not interested.
Your suite is a sanctuary and she will never venture there.
Jasper, Rapsody Portia de Rosi is the white and gray striped toothless tabby who lives with J.
in the suite across the hall from you--she never leaves the room and the door is always closed.
If you want to bring a cat, that is fine.
One is probably the limit.
And we ask for $20 a month pet rent.
Our house is big enough and we are conscientious enough so that the place does not smell like animals! It actually smells like essential oils mostly because I do massage in an office at the front of the house.
STORAGE: Not much available, but if you have a few things like sports equipment that you need to stash in the garage (that is covered in sawdust and woodworking equipment) we can find a clean shelf for you and you can keep it covered with a tarp or something.
THE VIBE: Vape or smoke weed in your room.
Smoke tobacco in the front or back yards -- ashtrays and benches to sit and think.
Feel free to do yoga in the morning sun on the grassy (or snowy) area in the front yard! The neighbors are used to us.
In the late morning, we're either in the kitchen lounge or outside having smoothies and a puff-puff.
Eric plays bass in a Glam-rock band and has a gig almost every weekend so we are not early risers! If you are an early riser, no problem -- we keep quiet hours after 10 p.
m.
Our other full-time tenant is indeed a very early riser on weekdays and we all get along fine.
This is a highly artistic zone -- a bit funky and experimental in some areas -- but it has a super nice feel.
For the right folks, pure heaven.
A truly relaxing experience in the suburbs.
Please note we are indeed in the suburbs.
Our neighborhood is called Friendly Hills, a working-class pleasant place with lots of families.
We are very close to Red Rocks Amphitheater and about 30 minutes from downtown Denver.
